On street parking
If you hold large events at your home, please ask your guests to park on ONLY ONE SIDE OF THE STREET. Better yet, use the pool and tennis court parking lot to keep cars off the street. The Board continues to issue notices to homeowners and residents that park on the street more than 48 hours in violation of Chateau Walk covenants. Fire and rescue vehicle are large equipment and when vehicles park on the streets, then fire and rescue vehicles cannot reach the emergency that WILL happen in our neighborhood.
REPORTing AN INCIDENT TO THE POLICE
If you see something suspicious contact the Smyrna police department non-emergency number at 770-434-6666. They are very good about sending a police car out immediately. For pool emergencies, there is a 911 telephone in the ladies bathroom. Pick up the handset and you will be connected automatically to 911. The pool address is 3011 Vineyard Way, Smyrna, GA 30082. The trailer parks, the apartments and Martha's Vineyard are in unincorporated Cobb County police jurisdiction. Contact Cobb County police non-emergency number at 770-499-3900 to file a complaint or dispatch a police car.
Report Traffic Violations If you see a vehicle speeding, running a stop sign or endangering the neighborhood you can report the vehicle to the Smyrna police by going to https://www.egovlink.com/smyrna/action.asp and choose Public Safety and then Traffic Tip. Complete the information fully including day and time and a description of the vehicle and location. The more information the better. The more often we report violations the better. The Smyrna police use complaints to track violations and will dispatch police cars and patrols based on complaints filed. The more we document, the more patrols we will see.

The covenants for Chateau Walk and the association regulations are found on this website. You will also find links to a variety of community information sites that will help you become acquainted with Smyrna. Be sure and register on the Homeside Properties website at homeside.cincwebaxis.com/. At that site you can make bank draft or credit card payments for your association dues. There is a fee for using this service. You may also obtain forms for submission to the board for review of any planned improvements as well as see your balance. We also ask that you check the box to enable your e-mail and telephone numbers to be available to the community for emergency purposes and event announcements.
Payment and collection policy The cornerstone of an effective homeowner association is the timely payment of association dues. Dues are used to maintain common grounds, pool, tennis court, pond and other association property and structures. The board collection policy is:
1. If Homeowner is Current on Assessments: Assessments are due on the 1st of May and are considered late on May 11th of the assessment year:
2. Homeowner is NOT Current on Assessments: Assessments are due on the 1st of January and are considered late on January 11th of the assessment year:
3. Homeside Properties will send a late statement to the Owner after 17 days, when the Owner is more than $50.00 in arrears.
4. Homeside Properties will send a 30 Day Warning of Lien Letter 30 days after the late notice if the homeowner is more than $250.00 in arrears:
5. Homeside Properties will send a Lien Letter 30 days after the 30 Day Warning of Lien Letter notice if the homeowner is more than $400.00 in arrears:
6. After Homeside Properties has sent the two collection letters indicated above (Number 4 & 5). A delinquent Owner will be sent to legal and collection counsel:
The board of Chateau Walk is very serious about the timely payment of association dues. The association WILL NOT waive any late fees, rebilling fees or collection fees from either Homeside Properties or from our collection attorneys. Please be sure to pay your dues timely. Avoid the extra costs! Make your payments electronically by signing up at the Homeside Properties website at https://homeside.cincweb.com. At that site you can make e-check or debit/credit card payments for your association dues. There is a $2.95 service fee for e-check. Electronic debit or credit card payments incur a fee.
The architectural control committee (ACC) must approve all requests for home improvements or alterations before you start the work. This includes roofs, painting, fences, landscaping, or any other exterior change. Even if you plan to use the same colors or materials you must receive ACC approval. See the ACC page on this website for more information. We will respond to your request within 30 days. Not sure if a request is necessary? Contact us via email so the board can assist. The board does periodic drive-through inspections of the neighborhood. If there is anything of concern regarding landscape or home maintenance, Homeside Properties will notify you in writing of the concern. Please visit the ACC page on this site.

The Chateau Walk community pool is open from May through late September or early October and is accessible with your magnetic key card. Did you lose pool card key? Contact the association president for a new card.
The Chateau Walk community tennis court is open year round and is accessible with your magnetic key card. Did you lose amenities card key? Contact the association president for a new card.
Doggie bag dispensers and trash cans are conveniently placed at the lake and pool areas. Help keep our community clean and pick up after your pet when out walking your dog.
Garbage and recycling are picked up each Tuesday. You can put your trash container and recycling bin out the night before. You must store the containers out of site from the street promptly the next day. Leaves and branches are picked up on Monday unless there is a holiday that week. Leaves and yard clippings must be in paper lawn bags. You can place them at the curb the day before. The board does periodic drive-through inspections and Homeside Properties will notify you of garbage cans left out more than 48 hours after pick-up.
On-street parking for more than 48 hours is a covenant violation. Owner vehicles are to be parked in the garage or in the driveway. Our streets were not designed for on-street parking. Parking on the street can block school buses, trash pick-up trucks, fire trucks and rescue vehicles. If you have guests that park on the street please ask them to park only on one side of the street.
Newspapers and yard trash should be collected and placed in trash containers. Please keep Chateau Walk clean and sharp. Pick-up newspapers and put them in the trash.
Charcoal grill and picnic tables at the pool are available for your use. You are invited to use the grill but we ask you clean up your ashes afterward. Do not place ashes in the garbage cans.
Closing documents for selling your home If you need documents or a payoff amount please contact Homeside Properties to receive closing statements for selling your home. There is a fee for this service.

4. Homeside Properties will send a 30 Day Warning of Lien Letter 30 days after the late notice if the homeowner is more than $250.00 in arrears:
- This letter has a charge of $45.00 to the Owner.
- In addition the association assesses a $50.00 rebilling fee for any balance that is unpaid as of the end of May.
- If the Owner has a balance of less than the above amount, a quarterly reminder notice will continue to be sent, at a charge of $1.50 plus postage and copy costs. This is charged to the Owner.
5. Homeside Properties will send a Lien Letter 30 days after the 30 Day Warning of Lien Letter notice if the homeowner is more than $400.00 in arrears:
- A lien will be filed in the county land records and will not be released until the balance has been paid in full. This letter has a charge of $155 .00 to the Owner plus the costs for filing and releasing the lien. This is charged to the Owner.
- If the Owner has a balance of less than the above amount, a quarterly reminder notice will continue to be sent, at a charge of $1.50 plus postage and copy costs. This is charged to the Owner.
6. After Homeside Properties has sent the two collection letters indicated above (Number 4 & 5). A delinquent Owner will be sent to legal and collection counsel:
- If the Owner is $700.00 or more in arrears. There is a charge of $150.00 added to the Owners account. This is charged to the Owner.

Amenities of Chateau Walk
CWHOA NEIGHBORHOOD improvements
Pool -
we added eight new tables with new umbrellas. We powder coated and restrapped all the green chairs and loungers. We removed the crepe merytle trees tha were a mess on the pool deck. We removed the round metal tables in the gazebo and replaced with four square tables and eight folding chairs. This permits flexibility in the gazebo. Spring of 2020 we repainted the deck and gazebo concrete surfaces with cooling surface paint. Spring of 2018 we replaced the expansion joints in the concrete deck at the pool, our pool house was expanded and the bathrooms were improved. The pool interior surface was replastered with quartz. I tougher surface that will last much longer.
Pond - In Spring 2020 we added two new eight foot benches. The fence around the spillway was replaced after a storm caused extensive damage. The fence is now stained to match the rest of the fencing in the neighborhood. We also repaired all of the irrigation systems for the common areas. New commercial fountain added to pond. Great at night! We removed 800 lbs of algae and plan to add additional feeder fish.
Landscaping - Spring 2020 we added new roses to the pool area. Galt Landscapers have planted new landscaping in the entrance to the pool and in the parking lot island. They spread 200 bales of pine straw. . 2018 improvements will continue with additions to our landscaping.
Playground - Don't forget about the community playground we have for all to enjoy! The playground was replaced and a new playground was installed with new safe chip wood chips. The swings are now fixed and we added a toddler swing. Mats are under each swing and the slide to reduce ruts.
Pond Gazebo We installed new commercial fountain and lighting in the pond. The gazebo has been renovated with new railing and benches. The roof was replaced and the entire gazebo was pressure washed and given new coat of stain. The gazebo has three motion detecting lights for your safety.
